Developments located within river flood plains require Flood Risk Assessments to establish how the new development will mitigate flood risk and ensure no increased risk of flooding to others. However, there are other additional requirements which will necessitate consultation with the Environment Agency or Lead Local Flood Authorities through the planning process, such as developments with greater than 10 residential properties, those located on a site greater than 1 hectare, those affected by flood sources other than rivers (such as surface water flooding or groundwater flooding) and those that are located in Critical Drainage areas.
